ACV vs. Replacement Cost: Which Home Coverage Wins?

When you buy homeowners insurance, one of the most important — and most overlooked — decisions you make is how your policy will pay out after a covered loss. Two settlement methods dominate the market: Actual Cash Value (ACV) and Replacement Cost (RCV). The difference between them can be the difference between rebuilding your life and writing a five-figure check out of pocket.

What is Actual Cash Value (ACV)?

Actual Cash Value pays you the depreciated value of damaged property — what it's worth today, not what it costs to replace. If your 12-year-old roof is destroyed by a hailstorm and a new roof costs $18,000, an ACV policy might only pay around $7,000 to $9,000 after subtracting depreciation. You're left to cover the rest.

ACV is the default settlement method on most older home policies, mobile home policies, and almost every rental dwelling (landlord) policy unless you specifically request otherwise.

What is Replacement Cost (RCV)?

Replacement Cost pays the full cost to repair or replace damaged property with new materials of like kind and quality — without deducting for depreciation. Same hailstorm, same 12-year-old roof: an RCV policy pays the full $18,000 (minus your deductible).

Most carriers pay RCV claims in two installments — first the ACV amount, then the depreciation "holdback" once repairs are completed and receipts submitted.

The Roof Trap Every Ohio & Pennsylvania Homeowner Should Know

Carriers in OH and PA have aggressively shifted roofs to ACV-only when they're more than 10–15 years old — even on policies you've held for years. Read your declarations page. If your roof says "ACV Loss Settlement," a hailstorm could easily cost you $8,000–$15,000 out of pocket.

This is one of the most common surprises we untangle for new clients who come to us after a denied or under-paid claim.

When ACV Might Make Sense

  • You're buying a rental property and only need a basic dwelling (DP-1) policy.
  • The home is older and you can't justify the cost of RCV.
  • You have substantial liquid savings to cover the depreciation gap.

When You Absolutely Need Replacement Cost

  • Your home is your primary residence.
  • You have a mortgage (most lenders require RCV).
  • You couldn't afford to write a $10,000+ check tomorrow.
